Purpose

This policy sets expectations for lawful, honest use of the platform.

Scopebase is a pre-offer repair-cost screening tool for real estate investors, operators, lenders, and analysts. It is designed for lawful business due diligence, not for fraud, evasion, scraping, competitive intelligence harvesting, or any use that harms users, third parties, or the platform.

02

Permitted Uses

Scopebase is intended for business real estate analysis workflows.

  • Deal screening: Running repair estimates for properties you are evaluating, under contract, or managing as part of your deal pipeline.
  • Portfolio underwriting: Reviewing repair exposure across a portfolio of properties you own, manage, or are authorized to analyze.
  • Lender and team workflows: Generating reports, PDFs, and analysis for internal review, lender packages, or authorized team members.
  • Educational and research use: Using estimates to understand repair cost ranges, methodology, confidence scoring, and market data for legitimate business education or research.
  • Integration: Using the API or export features within your plan limits for authorized internal business-process integrations.
04

Prohibited Uses — Platform Integrity

Do not attack, extract from, or abuse the platform.

  • Scraping and bulk harvesting: Do not use automated scripts, bots, crawlers, or bulk API calls to harvest property data, pricing data, outputs, or any other content from the platform.
  • Competitive intelligence extraction: Do not access the platform primarily to reverse-engineer pricing models, cost assumptions, AI prompts, retrieval data, or methodology for use in a competing product.
  • Model extraction: Do not use Scopebase outputs to train, fine-tune, benchmark, or evaluate a competing AI model without written permission.
  • Prompt injection and jailbreaking: Do not attempt to manipulate the AI pipeline through hidden instructions, adversarial inputs, prompt injection, or jailbreaking techniques.
  • Rate-limit bypass: Do not use multiple accounts, proxies, rotating IPs, credential sharing, or other techniques to circumvent usage limits, rate limits, or plan entitlements.
  • Security probing: Do not scan, probe, fuzz, or exploit the platform, accounts, APIs, or infrastructure beyond what is expressly authorized in writing. Report vulnerabilities responsibly.
05

Prohibited Uses — Content and Uploads

Do not upload harmful, deceptive, or unauthorized content.

  • Malware and exploit files: Do not upload files containing malware, viruses, ransomware, exploits, or any content designed to harm systems or users.
  • Deceptive content: Do not submit fabricated property data, fake inspection reports, AI-generated forgeries, or any content intended to deceive other users, lenders, buyers, or sellers.
  • Unauthorized third-party data: Do not upload another person's personal information, inspection report, financial document, or proprietary data without authorization from the owner.
  • Infringing content: Do not upload or submit content that infringes copyrights, trademarks, trade secrets, or other intellectual property rights you do not own or hold a license to use.
06

Misrepresentation of Outputs

Scopebase outputs are screening tools and must not be presented as something they are not.

You must not represent Scopebase outputs as:

  • A contractor bid: Scopebase does not produce bids. Outputs are software estimates based on AI, regional data, and user inputs. A licensed contractor must provide a formal bid.
  • A licensed appraisal: Scopebase is not a licensed appraiser. Outputs are not appraisals and may not be presented as appraisals to lenders, buyers, sellers, insurers, or government agencies.
  • A property inspection: Scopebase does not inspect properties. Outputs are not inspections and do not substitute for a licensed home inspector's on-site assessment.
  • Legal, tax, or lending advice: Scopebase does not provide legal, tax, financial, or lending advice. Do not present outputs as professional advice to any third party.
  • A guarantee: Scopebase outputs are probabilistic estimates with uncertainty ranges. Do not represent them as guaranteed costs, savings, or outcomes.
Never use Scopebase as the sole basis for buying, selling, lending, bidding, or making a legally binding commitment on a property.
07

Reporting Violations

Report suspected violations, abuse, or security issues to support.

If you observe a violation of this policy, a security vulnerability, or abusive behavior, contact support@scopebase.org. Include as much detail as possible. Do not attempt to investigate or remediate suspected violations yourself.

08

Enforcement

Violations may result in restriction or termination.

We may investigate suspected violations, suspend or restrict access, terminate accounts, remove content, refer matters to law enforcement, and take any other action reasonably necessary to protect users, providers, or the platform. We are not obligated to provide advance notice before taking action when there is reasonable evidence of a serious violation.

09

Changes to This Policy

This policy may be updated as the product and legal environment evolve.

We may update this policy as the product, platform, or applicable law changes. The effective date will be updated on this page. Continued use of the service after changes become effective constitutes acceptance of the updated policy.
